In order to make sure our expectations are clear and understood, for both the HOST and our GUEST(s), we have created certain Rules & Requirements for your stay at this property. We have other tenants in the building including long-term and short-term guests and tenants. In order to make sure that all guests and tenants enjoy their own peace and quiet - please be respectful of the property and others during your stay. Please note the following Rules & Requirements that you will be subject to during your stay: I. General Rules and Requirements II. Inspection & Security Deposit Requirements III. GENERAL RULES AND Requirements: GUEST(s) agrees to comply with all rules and regulations listed in this rental agreement, posted on the premises or delivered to the GUEST(s). 1. CLEANLINESS POLICY: The premises are delivered to our GUEST(s) in a professionally cleaned condition. GUEST(s) agrees to maintain the premises in a reasonably clean and neat condition. We charge a minimal Cleaning Fee and we expect our GUEST(s) to respect our property and leave it in a neat and clean condition. GUEST(s) are subject to our additional CLEANING & CHECK-OUT POLICY made part of these Rules. 2. PEOPLE ON FURNITURE AND FURNISHINGS: Please be respectful of our furniture, rugs and property. Upon your departure, we don't expect to have to DEEP clean the furniture - especially the sofas. If YOU, YOUR PETS OR YOUR FAMILY will be hard on the furniture (small children, stains, spills, etc.) you should bring an extra sheet to cover the sofa and furniture as necessary. We will charge additional cleaning fees or replacement charges if we have to deep clean or replace furniture or furnishings as a result of your use. GUEST(s) are subject to our CLEANING & CHECKOUT POLICY included in these Rules. 3. PETS: Any pet must be approved by HOST to be on the premises. We charge a nominal Pet Fee and we expect our GUEST(s) to leave our property without evidence of pets. The premises are delivered to our GUEST(s) in a professionally cleaned condition without evidence of pets (pet fur, pet smells, stains caused by pets, damage caused by pets, etc.) If a pet is on premises, GUEST(s) agrees to maintain the premises in a reasonably clean and neat condition without evidence of pets (pet fur, pet smells, stains caused by pets, damage caused by pets, etc.). GUEST(s) are subject to our CLEANING & CHECKOUT POLICY included in these Rules. GUEST(s) with Pets are also subject to our PET RULES, RESPONSIBILITIES, and REMEDIES and our CLEANING & CHECK-OUT REQUIREMENTS, and our INSPECTION REQUIREMENTS - all of which are included in these Rules. 4. PETS ON FURNITURE AND FURNISHINGS: Please be respectful of our furniture, rugs and property. PETS ARE NOT ALLOWED ON FURNITURE. If you have a pet that insists on being on the sofa, bedding, or furniture you should bring extra sheets to completely cover the furniture or bedding. We will charge additional cleaning fees or replacement charges if we have to deep clean or replace furniture or furnishings as a result of your pet. 5. CARE & USE OF TOWELS: We provide clean bath body towels, bath face towels, bath hand towels, bath floor mats, and kitchen towels/bar towels. Normal wear & tear is expected, but please do not use bath towels to remove makeup, wipe the floor, or use for any purpose that is likely to stain and ruin the towels. The kitchen towels/bar rags can, and should, be used for various cleaning tasks and are provided for that purpose. We will charge for replacement if we have to replace any towels (kitchen/bar towels excepted). GUEST(s) are subject to our CLEANING & CHECKOUT POLICY included in these Rules. 6. CARE & USE OF LINENS & BEDDING: We provide clean sheets, pillows, pillow cases, comforters & blankets, mattresses, and mattress protectors/pads. Normal wear and tear is expected but please be respectful of our linens & bedding. Our linens & bedding should not be damaged or seriously stained. The linens & bedding should be regularly laundered by GUEST(s) during your stay. We will charge for replacement if we have to replace any linens and bedding. GUEST(s) are subject to our CLEANING & CHECKOUT POLICY included in these Rules. 7. CHECK-OUT & CLEANING POLICY: GUEST(s) are subject to our CLEANING & CHECKOUT POLICY included in these Rules. 8. PARTIES/GATHERINGS: Parties and/or gatherings of people are not allowed in the apartment, or on the property. 9 VISITOR POLICY: All overnight visitors must be approved in advance through HOST. Other than approved GUEST(s)S and visitors, no overnight visitors are allowed. 10. TRASH: We ask GUEST(s) to place all trash in the provided waste basket and dispose of the trash when the trash is full or emitting strong odors. We will provide directions on where to dispose of your trash. 11. PARKING: We ask GUEST(s) to only park in the parking space assigned to you for your stay by the Host. Host reserves the right to change the parking space assigned to you during your stay. 12. SMOKING/DRUG POLICY/MARIJUANA: There is no smoking or use of illegal drugs allowed by GUEST(s) or anyone staying in the apartment, anywhere in the premises or the property. Marijuana may, or may not, be legal in Illinois, however it is not allowed to be used or consumed anywhere on our property. This policy includes vaping devices. 13. CANDLES: Candles are not allowed on the premises. 14. DAMAGE: GUEST(s) agrees to assume all risk of damage to all personal property on the premises, including household furniture, electronics and appliances. Please immediately report to HOST any accidental damage to property. 15. NOISE: GUEST(s) and occupants shall not: disturb, annoy, endanger or interfere with other occupants of the building or its neighbors, GUEST(s) and occupants shall not make or permit any disturbing noise in the premises or on the property that will interfere with the quiet enjoyment and comfort of other residents and neighbors. Loud music, television, and voices are not allowed. 16. QUIET HOURS: It is important that GUEST(s) and occupants shall not disturb the quiet enjoyment of any other tenant in the building or surrounding neighbors. The GUEST(s) and occupants must adhere to the building’s quiet hours. QUIET HOURS ARE IN EFFECT FROM 9 p.m. to 9 a.m. each day. During these hours GUEST(s) and occupants should be especially mindful of noise coming from their unit. For example, TV and Music should be kept at a low volume and shoes should be removed when walking in the apartment. Additionally, cooking which emits strong odors should be avoided. 17. LAWS AND ORDINANCES: GUEST(s) and occupants shall not violate any law or ordinance or commit waste or nuisance on or about the premises. 18. LANGUAGE AND BEHAVIOR: GUEST(s) and occupants shall not use profane, obscene, loud or boisterous language or behavior. 19. FURNITURE: Do not move furniture - even if you intend to put them back after your stay. 20. COMMERCIAL USE: GUEST(s) and occupants shall not use the premises for any commercial purpose. 21. APPLIANCES: No appliances of any kind are allowed to be brought onto the property. This includes but is not limited to space heaters, portable air conditioners, dehumidifiers, etc. 22. EMERGENCY ENTRANCE: GUEST(s) acknowledges that HOST or its agents may enter the premises in the event of an emergency or other health and safety matters needing immediate attention. 23. ITEMS LEFT BEHIND: HOST is not responsible for items left behind by GUEST(s). If HOST is asked to send left behind items, the GUEST(s) is responsible for full payment of shipping and handling fees, if HOST agrees to do so. II. INSPECTION & SECURITY DEPOSIT REQUIREMENTS: CHECK-IN INSPECTION: The primary GUEST(s) agrees to meet the Host (or Host’s agent) on the premises within 48 hours of check-in by GUEST(s). An inspection of the apartment will be performed by the Host and GUEST(s) at this time. Any damage noted by the Host or GUEST(s) will be documented during this inspection. The primary GUEST(s) will be required to provide a valid government-issued identification. If there is a pre-approved pet, the Host will need to meet the pet during this inspection and will issue final approval for the pet. These Rules will be discussed with the GUEST(s) during this inspection. GUEST(s) should allow 20-30 minutes for this inspection. The Host will contact the GUEST(s) to arrange for this check-in inspection. CHECK-OUT INSPECTION: The primary GUEST(s) agrees to meet the Host (or Host’s agent) on the premises within 48 hours of the scheduled check-out date. An inspection of the apartment will be performed by the Host and GUEST(s) at this time. Any damage noted by the Host or GUEST(s) will be documented during this inspection. GUEST(s) should allow 10-15 minutes for this inspection. The Host will contact the GUEST(s) to arrange for this check-out inspection. SECURITY & DAMAGE DEPOSIT: Before moving into the apartment, the HOST may require the GUEST(s) to provide a Security & Damage Deposit (Security Deposit) with the HOST. This Security Deposit is security that the GUEST(s) will comply with all the terms of the Rental Agreement including any Rules, Requirements and Regulations. This Security Deposit may not be used to pay the last month’s rent without the HOST’s prior written consent. The Security Deposit will be held by HOST during the duration of occupancy by GUEST(s) If the GUEST(s) breaks or otherwise violates the Rental Agreement prior to the official move-out date, the HOST may be able to keep all or part of this Security Deposit to cover unpaid rent. Additionally, the HOST may use as much of the Security Deposit as necessary to pay for damages resulting from the GUEST(s) move-in, occupancy or move-out and demand that the GUEST(s) replace the Security Deposit used by the HOST. Upon the GUEST(s) move-out date, the HOST will inspect and document the condition of the GUEST(s) apartment (Check-Out Inspection). Within 7 days of the end of the Rental Agreement, if the GUEST(s) has supplied the HOST with a forwarding address, the HOST will do one of two things: 1. If the GUEST(s) has complied with all terms of the Rental Agreement and returns the apartment to the HOST in the same good condition as when GUEST(s) moved into the apartment, the HOST will return the Security Deposit; OR 2. The HOST will provide the GUEST(s) with a written notice including an itemized list as to why the full Security Deposit is not being returned to the GUEST(s) and a check for any remaining Security Deposit owed to the GUEST(s) after the deductions have been made. III. PET RULES, RESPONSIBILITIES, and REMEDIES: PET SECURITY DEPOSIT: HOST may require GUEST(s) to provide a Pet Security Deposit. This deposit will be treated as part of the total security deposit and will be used to cover any damages or outstanding rents or any other charges charged to the GUEST(s)’s security deposit upon move out. GUEST(s) understands fully that at no time will the HOST refund the Pet Deposit or any part of the original security deposit prior to vacancy, even if GUEST(s) removes the pet, or the pet vacates the property for any reason. PET FEE: HOST may require GUEST(s) to pay a PET FEE. This PET FEE is not a Security Deposit. This fee is non-refundable. This fee covers the additional management required by HOST for GUEST(s) with pets. This fee does not cover damage and additional cleaning charges required or caused by the GUEST(s)’s pet. GUEST(s) PET RESPONSIBILITIES: 1. Cleaning/Replacement/Remediation: GUEST(s) fully understands they will be responsible for ADDITIONAL and NECESSARY professional cleaning (during and after vacancy) due to having a pet on the premises. The professional cleaning includes, but is not limited to, carpet and furniture cleaning, urine removal, flea treatment, and any other remediation or replacement caused by pets. 2. No Other Pets: GUEST(s) is to keep only the animals specifically approved by HOST and CANNOT substitute any other animal/pet without permission of the HOST. No other pet or offspring, not even for temporary care, will be permitted without the HOST’s permission. 3. Caretaking: GUEST(s) cannot “watch” or do any caretaking of any animal or pet of any nature, for another party on the premises. 4. Responsibility to Control: GUEST(s) agrees to keep their pet under control at all times. GUEST(s) agrees to keep their pet restrained and on a leash while coming and going to or from the apartment or anywhere on the property. 5. State and Local Ordinances: GUEST(s) agrees to abide by any state, local or any applicable municipal rules, codes or other requirements pertaining to pets and animals. 6. Pet Waste: GUEST(s) agrees to immediately dispose of all pet waste including any private patio area, lawn, gardens, or anywhere else on the property. 7. Nuisance Behavior: GUEST(s) agrees that the pet may not cause any damage to the premises, nor may the pet cause any discomfort, annoyance, or nuisance to any other GUEST(s) or Guest on the premises or any neighboring properties (i.e. excessive barking, growling, chasing, running free, etc.). HOST will have the sole right to determine if the pet’s behavior constitutes a nuisance and GUEST(s) will immediately remedy any complaints made by the HOST regarding pet behavior. 8. Violent or Aggressive Behavior: GUEST(s) agrees that Violent or Aggressive Behavior by the Pet requires immediate removal of the Pet from the premises by GUEST(s). In such circumstances the HOST must be immediately notified by GUEST(s). If violent or aggressive behavior is reported to HOST by others, HOST will have the sole right to determine if the pet’s behavior requires removal from premises. 9. Vaccinations: GUEST(s) guarantees to HOST the pet listed above have received the appropriate vaccinations required by governing agencies including, but not limited to, the County, City or State. GUEST(s) agrees to keep the appropriate vaccinations up-to-date. 10. Indemnification: GUEST(s) agrees to indemnify, defend and hold HOST harmless from and against all claims, actions, suits, judgments and demands brought by another party due to any activity or damage caused by the GUEST(s)’s pet. 11. Legal Fees and Costs: GUEST(s) agrees that any action or proceeding arising out of this Agreement, the prevailing party shall be entitled to reasonable attorney’s fees and costs. 12. Access to Premises: GUEST(s) agrees to make arrangements for pet care when maintenance or other employees need to enter the premises. HOST’S PET REMEDIES: 1. Removal of Pet by GUEST(s): If, in HOST’s sole judgment, any rule or provision of this Pet Agreement is violated by GUEST(s) or their guests, GUEST(s) shall immediately and permanently remove the pet from the premises upon written notice from HOST. The requirement of removal shall not relieve the GUEST(s) of any liabilities regarding the Rental Agreement (i.e. GUEST(s) cannot abandon the Rental as a result of being required to remove the pet). 2. Removal of Pet by Property HOST: If, in HOST’s sole judgment, GUEST(s) has abandoned the pet, left it for any extended period without food or water, failed to care for it if it is sick, or left it unattended in violation of the rules herein, then HOST may, upon reasonable notice, and in accordance with the terms of the Rental dealing with entry of the premises, enter the dwelling unit to remove the pet, and turn the pet over to the humane society or local authority. HOST shall not be liable for loss, harm, sickness, or death of the pet unless due to HOST’s negligence. 3. Cleaning and Repairs: Any costs associated with CLEANING, de-fleaing, deodorizing or any other sanitization to ensure the elimination of pet odors, pet damage, and any other health hazards caused by pet will be charged to the GUEST(s). GUEST(s) shall be jointly and severally liable for the entire amount of all damages caused by the pet. If any item cannot be satisfactorily cleaned or repaired, GUEST(s) must pay for complete replacement of such item. If urine odor is detectable, carpet may be replaced at a cost to the GUEST(s), GUEST(s) may also be liable for any additional costs associated with pet or urine odor removal. HOST reserves the right to subtract these charges from any of the GUEST(s)’s security deposits including the Apartment Security Deposit and Pet Security Deposit. 4. Liability for Injury: GUEST(s) shall be strictly liable for the entire amount of any injury to any person or property caused by the pet, and shall indemnify the HOST for all costs resulting from such injury. 5. Other Remedies and Enforcement: This Pet Agreement is an Addendum to the Rental Agreement between the HOST and GUEST(s). If any rule or provision of this Pet Agreement is violated, HOST shall, in addition to the foregoing, have all rights and remedies set forth in the Rental Agreement for violations thereof. IV. CLEANING & CHECKOUT REQUIREMENTS 1. CHECK-OUT TIME: Checkout time is 11 a.m. We will have a cleaning service come to the apartment soon after check out time. 2. GENERAL CLEANING: Since we only charge a nominal CLEANING FEE, we ask that our guests leave the premises in a clean condition during their stay and upon checkout. This nominal cleaning fee is not sufficient to DEEP CLEAN a messy apartment. It is meant to cover our cost for a general cleaning of the kitchen, bathroom and bedrooms. It is NOT meant to cover the cost of a DEEP CLEAN as necessary when the apartment is left in a very poor condition. Additional Charge to DEEP CLEAN apartment as a result an apartment left in a poor state of cleanliness: $100 3. PET CLEANING: Since we only charge a nominal PET FEE, we ask that our guests leave the premises in a clean condition during their stay and upon checkout. Our pet fee is not sufficient to DEEP CLEAN an apartment which has been left with significant evidence of a pet on the premises (hair, smell, stains, damage, etc.). If you have animals, you should clean and remove all evidence of your pet including dog or cat fur, cat litter, pet food, etc. This includes removal of all fur on furniture, floors, rugs and beds. We will, of course, dust, vacuum and mop the apartment. However, we should not have to spend a significant amount of additional time on these tasks to remove evidence of your pet. Additional cleaning fees will be assessed if we have to do so. See additional Pet Rules and Regulations for more detail. Additional Charge to DEEP CLEAN apartment as a result of significant evidence of pets: $250 4. REFRIGERATOR AND FREEZER: Please remove all food and contents and throw them in the dumpster. The refrigerator should be wiped clean without evidence of spills and stains. If there are significant spills - those should be wiped clean as a courtesy to our cleaning staff. We should not have to remove any items from your refrigerator. Additional cleaning fees will be assessed if we have to do so. Charge to remove items from Refrigerator and Freezer: $25 5. KITCHEN (GENERAL): Any unclean dishes should be placed in the dishwasher and the dishwasher should be run (or hand-cleaned as necessary). In general, the dishes should be left clean and be put away (with the exception of any dishes left in the running dishwasher when you depart). We should not have to clean dishes and no unclean dishes should be left in the sink, on the stove, in the refrigerator/freezer, or on the counters. The counters and appliances should be wiped clean without evidence of spills and stains. If there are significant spills and stains - those should be wiped clean as a courtesy to our cleaning staff. Additional cleaning fees will be assessed if we have to DEEP clean the kitchen. Charge for unclean dishes, counters, refrigerators or appliances: $25 each 6. TRASH: All trash should be removed from the apartment and placed in the dumpster. This includes kitchen, bathroom and bedroom trash. We should not have to take out your trash. Additional cleaning fees will be assessed if we have to do so. Charge to remove the trash from apartment: $25 7. BATHROOM (GENERAL): The bathroom should be left in a reasonably clean condition. We will, of course, clean the toilet, tub, vanity/sink and floors. However, as a courtesy to our cleaning staff, those should not be left in an extremely dirty or filthy condition. We charge a nominal cleaning fee and we expect to complete a general clean of the bathroom, not an extreme DEEP clean. Please be respectful and courteous when it comes to the condition of the bathroom. 8. FURNITURE AND FURNISHINGS: Please be respectful of our furniture, rugs and property. We don't expect to have to DEEP clean the furniture - especially the sofas. We will charge additional cleaning fees if we have to deep clean the sofa or furniture. In certain cases, we will have to charge for the replacement of furniture. We hope to avoid all of that so please be as easy as possible on our property. Charge to DEEP CLEAN furniture: $125 per item or Replacement Cost if necessary. 9. BEDS/LINENS/TOWELS: Beds don’t need to be made and towels and linens don’t need to be washed upon departure. Please leave all used towels in the bathroom. Please leave sheets and bedding on the beds. Our cleaning staff will remove the bedding. IMPORTANT: Please be respectful of our bedding, linens and towels. Sheets, pillow cases, and towels should not be ruined and/or seriously stained. We will charge replacement fees if we have to discard sheets, pillow cases, and towels. Replacement cost to be determined. 10. SECURITY: Please close and lock all windows and close blinds. Please turn off all lights. Please turn off the AC units. 11. DAMAGE: Report any damaged or missing items to your Hosts during the Check-Out Inspection. 12. KEYS: Please lock the apartment and leave the keys in the same lockbox when you exit. If you have time, please message us to let us know you have checked out. Charge to replace missing keys: $25 per key. Report any lost keys to your Host during the Check-Out Inspection.
